Why buyers look at JB City Centre
JB City Centre sits right at the Johor end of the Causeway. The CIQ, JB Sentral station, City Square and Komtar JBCC are all here, and the new Bukit Chagar RTS Link station connects by train to Woodlands North on the Thomson-East Coast Line. For a Singapore-based worker that can mean a home-to-office trip without queuing at the Causeway.
That is why demand around Bukit Chagar has picked up. Projects that can honestly claim a short, sheltered walk to the station tend to attract both owner-occupiers and tenants who work in Singapore.
Who it suits
- Singaporeans and SG PRs who want a second home or weekday base close to the border.
- Malaysians working in Singapore who are tired of the morning Causeway jam.
- Rental investors targeting cross-border workers, short-stay visitors and young professionals.
What to check before you buy here
- Real walking distance to RTS. Walk it yourself. Some "near RTS" projects involve crossing busy roads or long detours.
- Tenure and title. Freehold vs leasehold, strata title status, and whether the land has any restrictions on foreign ownership.
- Supply in the same tower. Count how many units are listed for rent in the building. Oversupply drags rents down.
- Maintenance fees and sinking fund — and how well the building is managed today.
- Foreigner minimum price. Singaporeans generally need units priced at RM1 million or above in Johor (see the Singaporean buyer guide).
